Beware of billing department! Multiple notices from Equity LifeStyle to slip holders of improper, inaccurate fees, extra charges and slip fees where no contract exists. Holding back deposits and mishandling. Marina management seem unqualified. Good location. Seems like Equity LifeStyle wants the boats but not the owners.Long term

Never get the same answer from the office staff

I just moved into one of your properties and I have been without a washer and dryer for two months now The washer and dryer hasnt worked since the day we moved in one maintenance man said it was the motor the other one said it was the combination switch then they said they ordered the motor they took it out of my unit and I just found out today a week since they supposedly ordered it that they havent even ordered it so were looking at two months without washer or dryer

No resolution

I am having a problem getting back my earnest $2500 money after the buy went south at Pheasants Lake Estates in Beecher, IL. I have gotten no assistance. My next step is small claims court. I have a change order with a contingency. The management acted fraudulent in their duties.

Mobile home management

I have left els numerous messages at their Tampa and Chicago offices. They don't answer the phone or respond to my calls. I have contacted Marion County building inspection and also the manufacturer Fleetwood Homes. Fleetwood has no record the home was sold, just that it was delivered to Oak Bend. St

I sent a letter to the CEO about the many problems I am having living in an Els property. Before living here I lived in another Els property and moved out just to get away from them,.

After living elsewhere for 2 yrs. and happy, ELS bought this community.

I never got any response from the CEO.

That goes to show u how residents 55 and older get treated.

Horrible place to live.

ELS only cares about collecting their monthly rent from you, and care nothing about your concerns.

Just an example. I have subteranium termites that come from the ground in which they own eating my home away and I was told it's my responsibility just like they tell you everything they are responsible for is your responsibility also.

Stay away, don't live I n any of their communities.

You should know that contract by heart, having lived in their prior park that you "got away from ". Your residency requirements include all maintenance of your site and 'home', and your electric bill. That includes pest control and lawn care.

Live roach was found in a bacon cheeseburger last night and most of the time the food isn't fresh. It's been under a heat lamp for hrs.

I don't appreciate paying high prices for food that isn't fresh. It's a total rip off!!!

No electric for over 4 months

It's unacceptable as they ARE responsible as an owner of the land to rectify my electric issue 4 months ago. Why are they putting brand new underground electric wires but didn't do my home as a priority?

It's over 40 years old and they are now replacing it... but not my home first? The office manager Aaron needs to be replaced!! 4months and thousands of dollars accrued for hotel stay and food.

Please forward this message back to ELS. This is not over by a long shot. I have now received a notice to vacate. All rent is being held in escrow until they fix my electric.

I refuse to pay rent when it's unlivable. My next step is to file a lawsuit against ELS for not being in compliance with The Florida Mobile Home Act.

THEY ARE RESPONSIBLE FOR THEIR LAND! Thank you.

Because they cannot piecemeal an electric line. Your home is no more entitled to be prioritized than anyone else's affected home, either. The electric installation company decides how to lay the wires not the camp.

Quality of park they purchased

This manager is the problem here she does not even go around the community and meet her residents or take care of the problems that are presented to her (prospectus) not being followed.

Stop by forest lake estates in zephyrhills and talk to any resident they will be happy to be truthful with you and do not believed the inept manager here.this park was a 5 star community when they purchased and now they have brought it down to there standards 2.5 so be careful what they tell you !!

High stress membership

This membership is not going to be recreating your wonderful memories of state and private park camping, where rules are followed as a matter of pride, values, neighborliness... much less fear of consequences for breaking the rules, endangering others, creating poor and untenable environment.

In theory, the membership had infinite possibilities for traveling the country we so wanted to see and the environment typically envisioned for a campground.

In reality, not so much.

ELS employees' sole goal is to upsell.

Employees get a huge bonus for every upsell they refer to the Sales Specialist. Nice perk when you're seasonals at minimum wage, particularly.

Ability to finance membership but at usury rates 16.99% while Fed Rate was 0.25% for years and $3 fee per payment; and have options for mo/qtr/semi/annual dues payment at 0% but $5 billing fee.

Adding all types of fees, including for forced site "upgrade" at some camps even though the reservation was not for a fee'd "upgrade". You call it upgrade... members call it maintenance and repairs ignored for the past 60 years.

ToMAAto or ToMaato? Neighbor bluntly (and accurately) stated, "bait and switch is a violation of state and federal laws". Miraculously was "found" a site not "upgraded" then ordered the next day to move to another "not" site

Employees are generally great.

Neutered and fearful of a negative online "review" that will leave them without an "offer to return next season", but also even the property managers are neutered and fearful for their jobs. Close to 0% focus on rule-breakers, even the well known repeated ones.

Preferred solution: Enforcement of rules you unilaterally imposed in every contract. Nightly "white paper" notices on rigs and collection of those non-occupied nightly fines, animals off leash routinely, trespassing and encroachments. Visible results of enforcement.

Loss in value of membership

Still talking to a group of lawyers about a class action lawsuit. I received another offer to buy my membership at an 85% loss and the ELS representative that made the offer thought that would be a really good deal for me.

I contacted one law firm that was familiar with ELS but they were based in California so Ive contacted one in Texas. Theyre looking into whether there will be enough parties for a class action lawsuit.

I think there will be since its so easy to find membership owners that saw a drastic loss in value for their memberships since ELS bought Thousand Trails and arbitrarily changed it from a members only chain of campground resorts to being open to the public. In fact, I just got an offer yesterday that represents an 85% loss in value for my membership, and thats the highest offer Ive received since ELS took over. Another facet thats being looked at is ELSs plan to add hundreds of manufactured homes to the parks. Apparently ELS has a documented history of buying a nice property and turning it into a slum.

In addition, there is so much resentment against these equity/hedge fund managers for all the harm theyve inflicted on American consumers, workers, manufacturers, and small businesses that American juries deal directly with their malfeasance fairly harshly. Will update in a few weeks.

They need to collect contract violations by ELS camps, reservations employees. Enforcement of fees just for members that park but only intermittently stay would bring in tens of thousands of dollars every month.

Last winter at T T Orlando, 1 site was dumped rig and left for 1 full week, two sites down did it for 4 days and it was that couples' third time to do so that we actually witnessed over two winter seasons, dozens more were gone for a day or two; this season guy in toy hauler was gone 9 out of 14 days we were there plus had a party but he was out of camp for about 2 hours while his guests roamed and swam, and a few sites down 5 out of 10 days but the last 3 day stretch one adult returned midday to turn a different light on. There are vehicles parked on the grass and far up at patio space, a utility company truck with a bucket lift parks on the grass fully 1/3 of the neighboring site and about 5 feet right of his site line essentially not even attempting to minimize his encroachment of the next site. The speeders are routinely flying by, 20-40 mph, there's still a few that 'only' speed at 15-20 mph, including the golf carts used by campers and employees. People walking themselves and their dogs through sites, drive through occupied sites (yes, just last night), walk next to the front of your rig.

But instead of fining, much less sanctions, there's now fees to pick up an occasional package (sixteen "packages", which includes envelopes, a day pays 1 employee's 8-12 hour of salary depending on the state minimum wage) and the laundry (already the most expensive we've encountered across the country, private or public or "member") increased >66% to wash. Breach of contract.

That's the meat for your attorneys. And not expecting everyone to get a Facebook account in order to participate in the class action.

Getting fired for doing my job at Pico pico

We had no gloves supplied to us and my job was to make sure wehadsupplies.i did all theordering. I couldnt find gloves anywhere due toCoved I saw a sign at a cigar store gloves and masks sold here. I bought 6 boxes for 15.99each I had 2 other employees with me, I took pictures of the gloves because I new I would be questioned about the charge from a cigar store. Also the receipt said accessories because it was a item they dont normally carry so I took the pics I had 3 witnesses all employees 1 a supervisor. Yas and HR didnt care if I had witnesses or pics they made up their mind before theyi interviewed me. When I was exposed to covid at the camp yas wouldn't let me quarantine like everyone else did and imthe only one she made me show proof I wasnegative before coming back to work. She fired me instead. This is not fair. Yas Yafori always said if you ever need to talk to her her door was open. When I did take that offer she got pissed.

Hello Just received our annual rates no problem with the increase but being a snowbird we have no way of leaving with the borders closed we only became a resident with our Fifth Wheel this year, we love the park and the People. However when asked Management if we are not able to cross the border was there a compromise even if they charge storage considering it's not our choice we would be ok with that. Our answer was a flat out No not even considering that maybe headquarters might have a solution. Full amount due was the answer not able to reach headquarters . We enjoyed the park tropic winds/ Harlingen tx.for years. But we don't enjoy giving away our money especially when we pay an exchange rate.

You chose to not leave when you could still cross the border. That's not the camp's fault nor should they camp take the financial hit to accommodate your poor choice.

We were surrounded by Canadian snowbirds that hauled *** to pack up and get back across the border. And Canada was allowing citizens to return, just no visitors.

The interstates were open for travel through the states, even when states didn't allow you to stop and stay, and gas stations were open. Bad choices on your part
